If I was an estate agent I would probably say "in need of improvement"!
This is a project boat and not for the faint hearted. Based on the MacWester 27 design these boats are robustly built and the hull looks sound but the interior needs a lot of renovation. The vendor bought her five years ago with the intention of refurbishment but has just not got round to it.
If you have the time and commitment she represents a reasonable project to undertake and is already on the hard where she can be worked on subject to the new owner taking over the yard berth.
