Broker's Comments

This is a fine example of this popular and desirable cruiser. She has been well cared-for and meticulously maintained and is ready to go - either for pleasure cruising or as a live-aboard. The accommodation is bright and spacious, with two en-suite twin cabins and a convertible double in the saloon; either twin cabin could easily be converted into a double.

The mooring in Limehouse Marina is delightful (see below for details) and is ideally situated for the City, Canary Wharf or West End. With such a great location and low outgoings, this would make the perfect pied-a-terre for a single person, couple or small family. Alternatively, if you're looking for accommodation for the London 2012 Olympics and beyond, this could be it!

About the mooring – Limehouse Marina:

• This is a 'Grade 2' mooring, which allows 5 days per week on board (possibility to upgrade to fully residential)
• Extensive marina facilities (pump-out, showers, laundry, chandlery etc)
• Very secure, with keypad entry and security patrols.
• Car parking available in secure underground car park.
• Yearly mooring fee is comparable with service charges and council tax for flats, but also includes water.
• Boat access to River Thames (access to West / South), Regent’s Canal (North) and River Lee (East).
• Many restaurants / coffee shops in local area.
• Road access via Rotherhithe Tunnel (A101) and A13 (Commercial Rd.)
• National and DLR rail access via Limehouse Station.
• London City Airport 15 mins on DLR.

The price of this boat includes a 5% premium to enable the buyer to take over the mooring, subject to agreement with marina management. Should the buyer, not wish to take up the mooring, the premium will be returned on departure from the marina, on completion of sale.
