A magnificent Humber Keel Barge converted to a luxurious live-aboard floating home, on a superb garden mooring with substantial outbuildings.

The hull is massive with spacious deck areas and large roof lights. It has been substantially double plated in recent years to ensure the soundness of this historic vessel.

The fit out is imaginative and delightfully realised.

The private mooring consists of two beautiful gardens divided by an access track with parking places. The upper garden has an orchard feel with two substantial outbuildings, one presently used as an office and the other as a utility and storage area.

The lower garden has a stream running though it and large wood storage shelter.

The mooring has mains electricity, water, Elsan and pump-out points.

The fit-out is delightful and to a very high standard. There are massive roof lights throughout giving plenty of natural light, as well as small portholes which add great character.

Access is via a large companionway down to a small hall. This leads into the two main living areas. Aft is the huge kitchen diner, with modern fittings and appliances. Even with a large dining table and a piano, there is still ample space left over.

A small door aft leads through the engine room and utility space into a small bedroom, beautifully panelled in old timber, with two wooden cabin beds and storage. This room has its own access through a Houdini hatch.

Moving forward from the kitchen-dining area is a stunning lounge with a large solid fuel stove and wooden floors. This room, though quite large has a wonderfully intimate feel.

Leading forward again is a wide passage with library shelving and storage. Off this can be found a bathroom and two further bedrooms.

The bathroom features a full size bath with shower, a wash basin, an antique pump-out toilet and a cassette toilet.

The second bedroom at present houses a single but could fit a double bed. There is a large hanging space.

What a boat and what a mooring. This superb vintage Humber keel has been recently double plated to give her a new lease of life.

She has wonderful accommodation, with three bedrooms two massive living spaces and a bathroom.

Additionally, she is being sold on a delightful two garden mooring with outbuildings including an office, storage and utility room. There is plenty of parking space in the gardens.

She is being sold as a static houseboat, although her engine will get her to the local boat yard for repair and maintenance. However she is effectively landlocked as one lock downstream has bowed, preventing passage and the canal upstream is too shallow. However, this give her an agreed houseboat status and the right to be sold on the mooring -subject to BW approval of the new owner.
